There is a non-refundable $115 booking fee, due at time of reservation, which includes administrative costs and covers up to $3000 in incidental damages.
Reservation Balance Due
The rental fee and taxes are due no later than 60 days prior to your arrival date.
All reservations will be subject to 10.55% or 5.55% taxes, depending on the location of the vacation property. All tax amounts are factored into the final payment amount on your rental lease and are subject to change.
Cancellations Occurring Less than 60 Days Before Arrival:
The $115 booking fee is non-refundable and the total rental fee and taxes will be forfeited.
Renter must be 25 years of age to reserve a vacation property. We do not allow sororities, fraternities, weddings, receptions, spring break parties, or any other such groups unless previously approved at the time of reservation. If approved, an additional security deposit and extra cleaning fees may apply. Misrepresentation could result in eviction.
Use of Specific Property Booked
On extremely rare occasions, the specific property you booked may not be available due to circumstances beyond our control such as maintenance problems with the property, or a change of ownership or management of the property since you booked. In the event that the property you booked is not available, Range Property Management will attempt to place you in a similar property. If the replacement property offered is not acceptable to you for any reason, we will cancel your reservation and refund your total amount paid. Range Property Management does not guarantee that a suitable property can be found.
From time to time, equipment in the vacation properties (such as utilities, TV’s, appliances, wifi, etc.) can become out of service. In such a case, please notify Range Property Management immediately and we will do everything within our power to correct the situation. You will be notified if authorized personnel are required to enter the premises for management of the property.
Town of Estes Vacation Rental Regulations
1. The maximum number of occupants, regardless of age allowed in home must be what is allowed as posted in home and on Range Property Management website. Exceeding this limit will result in a $1000 fine to the registered guest.
2. The maximum number of vehicles allowed to be parked at a rental home will be the same as you find in the rental home information on the Range Property Management website.
3. Please review the property boundaries on the map located within the home to avoid trespassing on to a neighboring private property.
4. Please be respectful of the noise ordinances protecting Estes Valley. Law enforcement agencies will issue citations when necessary.
5. All exterior lighting should be off when all occupants are inside the home. The Estes Valley is a dark sky community.
Vacation Property Information
All vacation properties are professionally cleaned prior to your arrival. All of our properties are NON SMOKING including marijuana. If we find that there has been smoking in the property an air quality fine of $500 will be charged to the departing guest.
Our vacation properties have kitchens equipped by the owners. Individual homeowners provide all bedding and towels. Please do not remove any of the bedding, towels, dishes, kitchen items or furniture from the home. Housekeeping is not provided during your stay. This service can be arranged for an additional fee.
All vacation properties are privately owned and equipped for basic vacation needs. Range Property Management will provide basic starter kit to include the following: dish detergent, hand/bath soap, laundry soap, paper towels, shampoo/conditioner, tissue, toilet paper and trash bags.
Most of our homes do not allow pets. Dogs only are allowed in designated pet-friendly homes are limited to one domestic, housebroken dog with an additional cleaning fee of $75. If you are traveling with a service pet, please provide proper paper work at the time of your booking. Additional cleaning fee will apply. Any violation with pets in a non-pet home will be cause for additional fee starting at $150 to the registered guest.
If your vacation home is equipped with Wi-Fi, passwords are provided in the Visitor’s Binder at each vacation property.
Check In and Checkout Procedures
Check In 4pm
Before you leave your home, make certain you have all emails containing the address, directions and lock box instructions for your vacation home.
Upon arrival in Estes Park, you may go directly to the vacation home.
Keyless Entry Lock: Please use the provided code and keep the code with you at all times to access the property. The code is time sensitive and will not allow you access prior to 4Pm and it will time out after 10am.
Lock Box: Use the lock box code for either the lock box or dial box. Remove the key(s). Use this key during your stay.
Check Out 10am
Check Out procedures are provided in the Visitor’s Binder provided in each vacation property.
Please return the key(s) you’ve been using to the lock box or if it is a keyless lock, press any key to lock and then enter 123456*. This will alert housekeeping that you have departed.
Act of God
Acts of God (fire, flood, weather) will occur from time to time. If this occurs during your stay with us we apologize in advance for any inconvenience to you and your family. If an Act of God occurs before you arrive, we will work with you to be fair about changing your reservation date, changing your reservation accommodations, cancellation or refunds.
